What the client required?
A 1930´s property, divided into six flats, had not been updated for 50 years. It had out-of-date electric wiring, basic kitchen and bathroom facilities, and no heating. The client wanted to fully renovate the 6 x one bedroom flats for today's rental market. They wanted to retain original features such as timber flooring and picture rails whilst bringing the kitchens and bathrooms into the 21st century and installing a modern heating and electrical system.
Solution:
From our experience in this market, we were able to advise the client on the most appropriate fixtures and fittings for the rental market as well as decoration and finishes. We designed new layouts for the kitchen and bathrooms, using neutral colour schemes to attract the widest market. Consulted and advised the client to divide the large garden into two, maximising the client's rental return by being able to offer two garden flats.
Result:
Six bright and modern flats with garden and private parking facilities, designed to attract a wider range of the rental market sector.
